That the agenda for the Committee of Adjustment meeting of April 2, 2025, be approved as presented.

That the Committee of Adjustment minutes dated August 8, 2024, be accepted as presented.

That the Committee of Adjustment approve minor variance application MV2025-001 for the property municipally addressed as 130 Henry Street East, to obtain relief from the minimum front yard setback and to the parking and landscape strip requirements in Zoning By-Law 09-2009, to recognize a proposed 4-unit townhouse development, specifically: Variance 1, Section 5.4.2(c) A reduction of the minimum front yard setback requirement in the Site-Specific Low Density Residential (R1-3) zone from 6 metres to 3.5 metres. Variance 2, Section 4.3.4(h)(i) A reduction to provide a continuous strip of landscaped open space to be provided between the parking area and adjacent lot or street except for entrance and exit lanes, from 3 metres to 1 metre with a wooden privacy fence. Subject to the following conditions: That the Committee’s decision is based on the approved concept drawing attached to the notice of decision. Any minor revisions to the plan must comply with the general intent of the proposal, comply with the approved variances and all other requirements of the zoning by-law. Any alterations or revisions which are considered major and no longer meet the general intent of the approved plan, may be required to undergo additional approval.
