Committee of Adjustment and Property Standards Committee

That the agenda for the Committee of Adjustment meeting of August 8, 2024, be approved as presented.

That the Committee of Adjustment minutes dated May 15, 2024, be accepted as presented.

That the Committee of Adjustment approve the minor variance application MV 2024-008 for the property at 476 King Street West, with the following conditions: The balance if any of any outstanding taxes, including penalties and interest shall be paid to the Town of Prescott. That the property enter into site plan control and implemented with the agreement being registered on title by the owner. That all permits and fees from the resulting addition be paid for prior to work commencing. That the property owner has the new addition pinned by a surveyor prior to footings being poured. That a privacy fence constructed of adequate material as confirmed by the town be constructed along the rear property line.

That the Committee of Adjustment approve the minor variance MV 2024-006 for the property at 493 Dibble Street West, with the following conditions: The balance if any of any outstanding taxes, including penalties and interest shall be paid to the Town of Prescott. That all permits and fees from the resulting renovations be paid for prior to work commencing. That a survey document the exact location of the deck to the outer most edge and that it does not exceed the relief requested. That a privacy opaque guard be used on the eastern edge of the deck that is at least 60” in height to provide privacy to both the neighbors and the applicants. That no roof structure be installed over the deck/landing in order to keep precipitation from being moved closer to the neighboring yard and to prevent the area from becoming part of the interior dwelling space.

That the Committee of Adjustment approve the minor variance MV 2024-007 for the property at 241 South Square, with the following conditions: The balance if any of any outstanding taxes, including penalties and interest shall be paid to the Town of Prescott. That all permits and fees from the resulting renovations be paid for prior to work commencing. That a survey document be prepared showing the exact location of the garage to the outer most edge (eaves trough, eaves roof etc.) and that it does not exceed the relief requested. That the eastern wall of the garage be constructed of noncombustible materials. That no glazing or openings be constructed within the east wall of the garage. That the existing accessary structure be demolished and not rebuilt anywhere else on the property.

That the Committee of Adjustment approve the minor variance MV 2024-009 for the property at 199 Irvine Street, with the following conditions: The balance if any of any outstanding taxes, including penalties and interest shall be paid to the Town of Prescott. That the property enters into site plan control and implemented with the agreement being registered on title by the owner. That all permits and fees from the resulting redevelopment be paid prior to work commencing. That the property owner has all the buildings pinned by a surveyor prior to footings being poured. That the properties involved be merged into a single entity by the developer. That civic address for the new development utilizes the frontage along Churchill Road East as the access for emergency services.
